U Hájenky

Untouched nature, where you can listen to birds singing during the day and observe the stars at night. Such places are decreasing, but fortunately there are still plenty of them in Šumava, alongside classic mountain cottages. The U Hájenky project offers an idyllic homebase for those who love peaceful nature, yet don't want to give up the comfort of city living.
About the project
The project consists of 15 modern wooden buildings designed according to passive building standards spread out over a meadow just outside a forest, within walking distance of Lipno Reservoir, the largest body of water in the Czech Republic. The houses are made up of 2 separate, completely independent housing units, each with a terrace, a garden, and 1 parking space - the whole house can be occupied by multiple generations, or one part can be rented. The building materials that were used during the construction, including the unique fiberboard insulation by the Austrian STEICO company, are environmentally friendly and keep costs low without any health risks. The houses have preparations for air conditioning and ceiling mounted units. The high standard option offers heat recuperation, a fireplace insert, exterior blinds, and photovoltaic panels. Also, it is possible to install a space for hypoxic therapy, which simulates an alpine environment, right in one of the bedrooms. The apartments will be handed over in a completely finished state.

Houses and units

Their total usable area of ​​270 m2 is divided into 2 mirror-inverted 3-bedroom apartments, which can be purchased separately. Most of the ground floor consists of a large living area with a kitchen and a terrace. There is also a vestibule, a bathroom (with a shower and a toilet), and a storeroom for sports equipment and garden tools. On the first floor, there are 3 bedrooms and a large bathroom (with a shower, bath, and toilet). The attic can be used to extend the bedroom area with an elevated sleeping floor, as storage space, or a separate room (after the addition of a staircase). There is also a utility room.

Location

Originally a small forest village situated on the left bank of the dam near the embankment, it has recently been developed and is now one of the most popular tourist destinations in the Šumava region. In the village, there are several restaurants, shops, a supermarket, a post office, tennis courts, a pier, a beach, or a children's playground. There is an educational nature trail and many hiking and bike paths. Nearby, there are many are ski areas, water parks, several golf courses, as well as the Treetop Walkway. The journey from Prague takes about 2.5 hours. Located close to two borders, it is an ideal homebase for trips to Austria and Germany.
The houses will be gradually completed from Q4 2019 to Q3 2020.
