About the Project
This fully renovated building nestled by the forest offers four spacious, self-contained apartments (three apartments and one semi-residential unit). Two of the units have a 2-bedroom layout (3+kk), and two are duplexes with 3-bedroom layouts (4+kk). Each apartment has a floor area of over 100 m². Some units feature terraces that extend into the garden from the ground floor. One unit includes a private garage, and residents benefit from a large, approx. 450 m² parking area paved with yellow granite. The property features a natural pond of about 400 m², fed by underground springs. The entire approx. 1-hectare plot is enclosed with a larch wood fence, and access is via an asphalt road. The house is supplied with two water sources — drinking water from a borehole and utility water from a spring above the house. Terraces are made of oak beams and old Austrian granite stone slabs. Heating is provided by a heat pump with five 120-meter-deep boreholes, and underfloor heating is installed throughout the house and garage. Location
Just 270 meters from the beach of the Lipno Reservoir, the site is characterized by peace and quiet, with only a no-entry local road passing by the house. No new construction is allowed in the surroundings due to its location within the Šumava Protected Landscape Area and a bird reserve. The popular resort town of Lipno nad Vltavou is just 10 minutes away, the Austrian spa town of Bad Leonfelden is 20 minutes, and the Hochficht ski resort is 35 minutes by car. The ferry to Frymburk is just 3 minutes from the property.
