Alterna Sluštice

The Alterna residential project offers housing that, thanks to modern energy-saving technologies, will have operating costs comparable to living in a small apartment. The energy-efficient houses will be built southeast of Prague, near Říčany, in a quiet residential area, from where you can go for a bike ride or a walk in the countryside, but also be just half an hour away from the Nádraží Hostivař metro station. The project is ideal for those who need regular connections to Prague, but want to live their life away from the hustle and bustle of the big city.

Deposit of 10% of the purchase price after the conclusion of the future contract and payment of the purchase price after the building receives final approval.

About the project 
The Alterna residential complex, consisting of 54 modern family houses, is emerging in a green place in the village of Sluštice, a suburb of Prague. Thanks to the environmentally-friendly materials and technologies used, all of the houses in the project will be rated PENB A. The scheduled completion date of phase 1 is scheduled for fall 2025 and the houses in phase 2 in winter 2026.

Houses

Three types are available: Two story (three-bedroom–four-bedroom), Double block (three-bedroom), or Bungalow (three-bedroom). Floor areas start at approx. 100 m² and top out at approx. 120 m², and the plot sizes range from 402 m² and 559 m². Each house will come with two outdoor parking spaces and their entrances will be decorated by professionally designed front gardens. Facilities include plastic windows in an anthracite color with insulating triple-glazed panes and electrically operated exterior blinds, class III safety entrance doors, designer sanitary ware, and underfloor heating connected to an air-water heat pump. Interior floors and large-format floor and wall tiles come in several options to choose from. A recovery unit and rainwater flushing and garden irrigation will go a long way to decrease the environmental impact of housing and cost of living. Everything will be ready for the installation of solar panels and electric car charging stations. One of the great benefits of the project is the possibility of client changes, which will allow new owners to adapt the layout of the houses and standards to their own requirements. 

Location
The project offers plenty of opportunities for those leading a peaceful, yet active lifestyle. The village of Sluštice is only 2 km from the edge of Prague. The city’s ring road is a quick drive away, as is Úvaly or Říčany, which offer regular train links to Prague. Other amenities residents will appreciate include a private kindergarten in the village, schools, sports clubs, and medical services within easy reach. The Babický or Klánovice forests, Škvorecká preserve, and Rokytka Stream are perfect for spending time in nature.
